Selling To Home Buyers of Michigan vs. Listing With A Local Michigan Agent
Selling your house is a big decision. It’s a good idea to consider all your options. Here is a breakdown of the some of the differences between selling with a real estate agent vs. selling to us. While you many receive a higher “top line” sales price for your home selling with an agent, there are significant costs involved that will take a big chunk out of your bottom line. Also, with a traditional sale there are a number of contingencies (*see below) that give the buyer an option to walk away from the sale and leave you needing to start over finding a new buyer. This costs you significant time and can be emotionally exhausting. Once everything is considered, it doesn’t always make sense to list with an agent.

Weigh Your Options … What Will Help You Achieve Your Goals?
It is true we often will not be able to pay retail value for your house but we provide other benefits not seen when you list your house. Such as…
Close in as little as 7 days from offer to close and put cash in your hand
When you take longer to sell your house you also increase your costs. While you are waiting to sell you still have to pay the utilities, mortgage, property taxes and insurance. It can easily take 90 days or more to sell your house with a traditional sale. All that time can add significantly to your costs of selling.
No need to perform any repairs or endlessly clean your house for prospective buyers
Having a hard time getting motivated to complete those repairs that have been hanging over your head for months? Don’t worry about it. Nearly every house we buy needs work (usually a lot of work). Do you have items in your house you don’t want to deal with removing? No problem! Take whatever you want and we’ll take care of the rest. All this saves you time and leaves more money in your pocket. Let us make you an offer!
Don’t worry about any closing costs
If you’ve ever sold a house before it can be pretty disappointing to work so hard to make the sale only to find thousands of dollars subtracted from your sale price to cover closing costs. When we make an offer you won’t have to wonder how much you are actually going to receive. There are no costs. We are full-service home buyers in Michigan and pay for the services of other professionals (title company, attorney, etc.) to keep your interests protected in the transaction and providing a smooth and cost-free experience.
When you consider the time and hassle you save along with the costs associated with a traditional sale you may very well decide that selling to a professional home buyer is your best option.

Let's Get Started
*There are a number of contingencies that are typically built into a standard offer when selling your home through a real estate listing. An inspection contingency gives the buyer the chance to perform any inspections on your house before finally deciding if they want to go through with the purchase. They may demand you complete repairs, reduce your price or simply walk away if they don’t like what they find. A Financing contingency allows the buyer to walk away from the deal if they aren’t able to obtain a bank loan or if the appraisal doesn’t indicate sufficient value in the house for the bank to write the loan. While these are the most common, there are any number of other contingencies that may be included in any traditional offer.
At Home Buyers of Michigan we don’t use contingencies and if we say we want to make an offer then we intend to buy your house.
