Q:Will you list my house or actually buy it?
A: We aren’t agents and don’t want to list your house. We purchase houses in lansing and will repair the house to either sell it again or hold it as a rental property.
Q: Are your offers fair?
A: This is a business and we can only do what we do if we can make a profit. There are certainly many situations in which it makes more sense to list your house with a real estate agent. Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.
Q: Do you charge any fees?
A: This sets us apart from the traditional way of selling your house. We’ll make you a free no obligation offer, and if you like it then we’ll buy your house. We will take care of all the costs associated with buying your house and you can walk away from the burden and expense of owning it. No hassle. No fees. We will then repair your house to prepare it to sell at a profit (we will take the risk on whether or notwe can sell it for a profit. Q: How do you differ from using a real estate agent?
A: Real estate agents list properties on the multiple listing service (MLS). Other agents represent buyers who may be interested in buying your house and they work with your listing agent to set up showings. The strength of the market, how aggressively you price your house and a number of other factors will dictate how long you have to wait for an offer. If this doesn’t go well it can take many months to sell your house. Once sold, your listing agent and the buyer’s agent then typically each receive 3% of the final sale price for a total of 6%. If you don’t need your money right away, your house is clean and in good shape and you don’t mind paying a commission then it can make good sense to sell through an agent. We are different because we are not real estate agents. We are home buyers. Because we are the ones who are buying the house and we are using our own cash we can quickly make decisions regarding the offer we can make to you (sometimes in the same day). Once again, we take the risk of buying with our own cash and paying for the repairs. Then we have to market the property ourselves to find a buyer. If all that goes well then we ultimately make a profit and can keep buying houses to help other home owners like yourself.
Q: Is there any obligation?
A: There is never any obligation for you. Once you complete the form to tell us a little about your property, we will get to work. We may need to ask a few more questions to gain a better understanding of your situation and then may come to take a look at your house. Then we can make you an offer. We don’t always need to go through all these steps but it is often the best way we can tailor our offer to be most useful to you. At that point, it is your decision. We won’t be pushy and will allow you the time to decide what is right for you.
